Here’s what actually happened in June, and what it means whether you’re buying, selling, or just keeping an eye on your home’s value.
Sales Activity Is Up, Not Down
573 homes sold across Windsor-Essex County in June 2026, an 8.1% increase over June 2025. That’s a meaningful jump in activity, and it’s worth sitting with for a second, because it directly contradicts the assumption that a lower average price automatically means a slower market. Year-to-date, sales sit at 2,523, down 3.3% from the same period last year, so June itself was a genuinely strong month relative to how 2026 started.
New listings were essentially flat, down just 0.3% to 1,476, and active listings barely moved either, up 0.1% to 2,237. Supply isn’t flooding the market. What’s shifting is buyer behaviour, not the amount of inventory available.
Why Average Price and Benchmark Price Tell Different Stories
The average sale price in June was $545,413, down 4.3% from June 2025. The median sale price came in at $505,000, down 5.6%.
Here’s the number that actually explains what’s behind those declines: the MLS® Home Price Index benchmark price. Unlike an average, which can swing based on which specific homes happen to sell in a given month, the benchmark tracks a consistent, typical home over time. The Windsor-Essex composite benchmark price is $586,600, up 1.7% over the past 12 months.
In plain terms: the typical home in Windsor-Essex hasn’t lost value. What changed is the mix of homes that sold this June, with a larger share of more affordable properties, which pulls the average and median down even while individual home values hold steady or edge upward. If you’re a seller, this is the number that should inform your pricing conversation, not the average alone.
The Sale-to-List Price Ratio: Bidding Wars Are Mostly Over
One of the clearest signals in this month’s report is the sale-to-list price ratio, which compares what homes actually sold for against their original asking price. In June 2025, that ratio sat at 104.5%, meaning buyers were routinely paying over asking to win a home. In June 2026, it’s dropped to 100.3%, essentially right at list price.
That’s a real shift in negotiating dynamics. Multiple-offer situations that pushed buyers to waive conditions and bid well above asking just to compete are far less common right now. Buyers currently have room to negotiate, and in many cases, add conditions like financing and home inspection back into their offers.
Homes Are Taking a Bit Longer to Sell
Median days on market moved from 14 days in June 2025 to 17 days in June 2026. Year-to-date, the median sits at 18 days. Homes are still selling quickly by any historical standard, but the pace has eased compared to the frenzy years of 2021 and 2022, giving buyers more time to make a considered decision instead of rushing an offer.
What’s Actually Selling: Home Styles and Prices

Looking at the county’s breakdown of residential units sold by price category, two bands stand out clearly above the rest:
- $500,000–$549,999: 60 homes sold, the single busiest price range in the county
- $550,000–$599,999: 54 homes sold, close behind
- $450,000–$499,999: 42 homes sold
- $600,000–$649,999: 32 homes sold
Combined, the $450,000 to $650,000 range accounts for the largest share of activity in the market this month. If your home falls in that window, you’re in the most competitive, most active segment of the Windsor-Essex market. Outside that range, on either end, competition thins out noticeably.
A Note on Leamington, Kingsville, and Wheatley
Windsor-Essex is a large, varied county, and Leamington, Kingsville, Windsor, and Wheatley each move differently month to month. I break Leamington and Kingsville down separately every month, because a single county-wide average hides real differences at the town level.
One quick note on Wheatley specifically, since I live there myself: with a population of roughly 3,000, Wheatley’s monthly sales numbers are too small to draw a reliable trend from. One or two waterfront sales can swing the average price 30% or more in either direction in a single month, so I don’t publish a standalone monthly figure for Wheatley for that reason.
