The clearest signal, though, is the sale-to-list price ratio, which flipped from 103.3% last June to 96.9% this June, meaning homes are now selling under asking instead of over it.

Where Is Leamington, Ontario Located?

Leamington sits on the north shore of Lake Erie in Essex County, at roughly the same latitude as Chicago and Rome. It’s right next to Point Pelee, the southernmost point of mainland Canada, which is exactly why the town has long carried the nickname the “Sun Parlour of Canada.”

What’s the weather like in Leamington? Lake Erie moderates the climate significantly, giving Leamington milder winters than most of Ontario and warm, comfortable summers. That microclimate is also the reason this region became Canada’s greenhouse capital, producing a large share of the country’s greenhouse vegetables. It’s a big part of the draw for people relocating here from Windsor or further afield.

Leamington Home Sales: June 2026

33 homes sold in Leamington in June 2026, down 8.3% from June 2025. Year-to-date, 145 homes have sold, down 11.0% from the same period last year.

New listings actually rose slightly, up 4.1% to 77, while active listings dropped 10.1% to 125. So the pool of available homes tightened even as fresh listings ticked up, a sign that well-priced homes are being absorbed rather than piling up unsold.

Leamington Home Prices: Average vs. Median

The average sale price in Leamington in June 2026 was $471,745, down 9.1% from June 2025. The median sale price came in at $445,000, down 7.8%.

Year-to-date, the average sits at $480,576 (down 12.6%) and the median at $439,900 (down 13.7%). The MLS® Home Price Index benchmark for Leamington, which tracks a consistent, typical home rather than whichever homes happened to sell in a given month, sits at $556,400, down a modest 0.7% over the past 12 months, a far gentler decline than the average price alone suggests.

The Sale-to-List Ratio Has Flipped in Buyers’ Favour

This is the number that tells the real story in Leamington right now. In June 2025, homes sold at 103.3% of list price, meaning buyers were routinely bidding over asking to win. In June 2026, that ratio dropped to 96.9%, homes are now selling for less than asking price.

That’s a genuine shift in negotiating leverage, and it’s moved toward buyers. If you’re purchasing in Leamington this year, you have real room to negotiate on price and conditions that simply wasn’t available eighteen months ago.

Homes Are Selling Faster, Not Slower

Here’s the counterintuitive part. You’d expect homes selling under asking to also sit longer, but the opposite happened: median days on market dropped from 22 days in June 2025 to 17 days in June 2026.

That combination, faster sales at a lower relative price, tells us sellers are pricing more realistically from day one. A home priced accurately gets snapped up quickly. A home priced high, hoping for a repeat of the 2021 market, ends up sitting for months and getting chased down in price anyway, usually landing at a worse outcome than pricing correctly from the start.
