What are homes selling for in Kingsville, Ontario right now?
In September 2026, the average residential sale price in Kingsville was $462,767 and the median was $470,000, across 9 sales, according to WECAR MLS® data. The MLS® HPI benchmark price for a typical Kingsville home was $615,700.
September was a quiet month for Kingsville real estate, with just 9 homes sold. But the homes that did sell went fast and, on average, above asking. And while the average sale price dropped sharply, the value of a typical Kingsville home barely moved.
Here’s what the numbers really say, what they mean for you whether you’re buying or selling, and what’s happening around town this fall.
September 2026 at a Glance
| Kingsville Residential | Sept 2026 | Change vs. Sept 2025 |
|---|---|---|
| Sales | 9 | -30.8% |
| New listings | 29 | -9.4% |
| Active listings | 58 | -21.6% |
| Average sale price | $462,767 | -21.6% |
| Median sale price | $470,000 | -17.5% |
| MLS® HPI benchmark price | $615,700 | -0.6% |
| Sale-to-list price ratio | 101.8% | up from 101.2% |
| Median days on market | 16 | up from 14 |
Why a 21% Price Drop Doesn’t Tell the Whole Story
With only 9 sales, Kingsville’s monthly averages can swing a lot depending on which homes happen to sell. A few more modest homes and a few fewer large ones, and the average drops quickly, even if values haven’t changed much.
That’s where the MLS® Home Price Index (HPI) benchmark helps. It tracks the value of a typical Kingsville home with the same features every month, so it isn’t skewed by the mix of sales. In September, the composite benchmark was $615,700, down just 0.6% from a year ago. A typical Kingsville home is worth about what it was last fall.
Bungalows Are Holding Their Value
Breaking the benchmark down by home style shows a clear pattern:
| Home Type | Benchmark Price | vs. Last Year |
|---|---|---|
| One-storey | $641,800 | -0.2% |
| Two-storey | $632,400 | -5.6% |
| Condo apartment | $338,200 | -9.2% |
One-storey homes, the bungalows and ranches so popular with retirees and downsizers, are holding steady. Two-storey homes have softened more, and condo apartments have seen the biggest decline. If you own a bungalow in Kingsville, your home’s value has been one of the most stable in the market.
What the Rest of the Numbers Say
Well-priced homes are selling above asking
On average, Kingsville homes sold for 101.8% of list price in September, and the median home sold in just 16 days. Buyers are still competing for homes that are priced right and show well.
Fewer homes on the market
There were 58 homes for sale at the end of September, down 21.6% from 74 a year ago. Months of inventory rose to 6.4, but that’s mostly because September had so few sales. With fewer listings available, buyers have less to choose from than they did last fall.
The Bigger Picture: 2026 Year to Date
| Kingsville YTD | 2026 | Change vs. 2025 |
|---|---|---|
| Sales | 115 | +3.6% |
| Average sale price | $585,167 | -9.4% |
| Median sale price | $555,000 | -9.0% |
| Median days on market | 27 | up from 16 |
Across 2026, Kingsville has actually seen slightly more sales than last year. Homes are taking longer to sell overall, and average prices are lower, but the benchmark shows values have held fairly steady. One quiet month doesn’t change the bigger trend. You can compare with our July Kingsville market update, when sales jumped 57%.
A Quick Look at Nearby Wheatley
Just east of Leamington, Wheatley is a small market, so monthly numbers can swing a lot. In fact, no homes sold in Wheatley in September. The year-to-date picture tells the real story:
| Wheatley YTD | 2026 | vs. 2025 |
|---|---|---|
| Sales | 32 | +14.3% |
| Average sale price | $502,596 | -9.7% |
| MLS® HPI benchmark price (Sept) | $554,600 | -0.1% |
| Median days on market | 16 | down from 38.5 |
More homes have sold in Wheatley this year than last, and they’re selling more than twice as fast. Like Kingsville, the average price is down, but the benchmark for a typical Wheatley home is essentially unchanged from last year. With only 10 homes for sale at the end of September, buyers looking in Wheatley shouldn’t wait long when the right one comes up. I chose Wheatley as home myself, and I can tell you this lakeside harbour town is well worth a look.

The Great Migration Paint Out returns October 15 to 18

Infrastructure for future homes
Kingsville is preparing for growth. The province has committed about $9 million to water infrastructure to help enable roughly 750 new homes in town, and Kingsville is studying upgrades to its wastewater system to support future development. Phase One of the Ruthven Subdivision Reconstruction project is also underway, with an estimated completion date of December 1, 2026.
Regional news that matters to Kingsville
Construction began in July on the new Fancsy Family Hospital near the Windsor airport, which the province says will add more than 100 beds, bringing the total to nearly 600. Closer to the city, the Stellantis Windsor Assembly Plant is facing temporary shutdowns this fall, which is adding some uncertainty to the regional job market. Municipal election on October 26
Kingsville voters head to the polls on Monday, October 26, 2026, along with communities across Ontario. Council decisions on growth, infrastructure, and property taxes affect every homeowner, so it’s worth getting to know your candidates.
Interest Rates: Where Things Stand
The Bank of Canada held its key rate at 2.25% on September 2. The next announcement is October 28. No one can promise which way rates will move, so if you’re planning a purchase, talking with your lender about a rate hold is a smart, low-risk step.
What This Means for You
If you’re selling in Kingsville
Homes priced right are still selling quickly, and often above asking. With fewer homes on the market than last year, a well-presented listing stands out. Bungalow owners are in a particularly strong position, since one-storey values have held almost perfectly steady.
If you’re buying in Kingsville
Values are steady and there’s less competition from other buyers than in busier months, but there are also fewer homes to choose from. Getting pre-approved first means you can move quickly, since the right home may not sit for long.
If you’re thinking about relocating
Kingsville offers Lake Erie living, a charming downtown, and one of the warmest climates in Canada. With bungalow values holding steady, it remains a popular choice for retirees and anyone looking for a slower pace, with Leamington and Wheatley just down the road.
