Step 1: Buyer Works Through Conditions
If the offer was conditional (which most are), the buyer has a few days to complete:
– Financing approval
– Home inspection
– Reviewing the status certificate (for condos)
– Insurance or lawyer review
These timelines are written into the Agreement of Purchase and Sale.
Step 2: The Deal Becomes ‘Firm’
Once the buyer waives or fulfills all conditions in writing, the deal becomes firm. At this point, you can begin preparing for closing and packing up.
Step 3: Pre-Closing Preparations
Leading up to closing, you’ll:

Meet with your lawyer

Sign documents for title transfer and mortgage payout

Confirm the final closing balance (adjustments, lawyer fees)

Handle any agreed-upon repairs

Book movers and begin packing (label boxes, set aside essentials, and plan for the possession time in your agreement)

Contact utilities to schedule transfers/final readings (hydro, gas, water, internet, and cable). Aim for service to remain on through closing day for the buyer’s final walkthrough and lawyer verifications.

Step 4: Final Buyer Walkthrough
Usually 24–48 hours before closing, the buyer may visit the property for a final walkthrough. They’re checking that the home is in the same condition and that agreed inclusions (like appliances) remain.
Step 5: Closing Day
On closing day, the buyer’s lawyer transfers funds to your lawyer, your mortgage is paid off, and ownership changes hands. You’ll need to be fully moved out by the possession time written in the agreement (usually 5 p.m.).
